New homebuyer resources, learn more about the exquisite locations where Christopher Communities is buildingHere is a brief synopsis of what to expect during the selection process of your new home. The Sales Manager on site is your contact with The Christopher Companies. All Christopher Sales Agents are Sales Professionals and will answer all of your inquiries in a timely and professional manner.

Selections for Your New Home:

1. You will make selections at our Design Center. This will typically occur within two weeks to one month after contract ratification. The first appointment will be to select any structural options. The second appointment will be to select all other options and to choose colors for such items as flooring, cabinets, countertops, etc.

2. A 50% option deposit is required with your selections. Once you have finalized your selections, any changes will be available only with a $250.00 to $500.00 Change Order charge. Please be aware that one month prior to drywall, changes cannot be allowed. Your home needs to be completed in a timely fashion and to do so, we must enforce this rule. Prior to that time, we will try to accommodate your changes.

3. You will be meeting with the tech wiring company to make your advanced wiring selections. These selections must be made within sixty (60) days of your contract ratification date. You should have received a brochure at the time of contract describing the available wiring and home security options. Please review this before your meeting.

Build Process:

1. We will apply for a permit after we receive the contract and deposit and a pre-approval document from a mortgage lender stating you are qualified for the purchase. Permit time is typically 4 to 8 weeks from contract ratification. As your home is being built you will have the opportunity to review it several times with your salesperson. Always, please make an appointment and obtain permission from The Christopher Companies before entering the home. Many Purchasers needlessly concern themselves when viewing a house under construction. Please remember that we are experienced professional builders. Examples of questions that may come up for consideration include the following:

a. Purchasers are often concerned that when brick first goes on a house it looks different (or even cloudy) compared to what they have chosen. Brick needs to be blasted clean (which we always do) before it reaches its delivery stage.
b. Many Purchasers think they are getting the wrong exterior color scheme because all shutters are delivered black, the shutters will be painted the color selected.

If you have serious concerns that a major mistake is being made then please bring it to the Salesperson’s attention. The Sales Professional is your primary contact and will be able to take appropriate action.

Build Time:

1. Build time is typically 6 to 8 months from the time digging for the foundation begins. During this build time, you should finalize any Mortgage Lender requirements and be planning for your move.

2. A formal walk-through will be scheduled with our Community Superintendent approximately one week prior to closing. The home will be thoroughly
demonstrated and all warranties will be reviewed.

Closing:

1. Your Community Sales Manager and Superintendent will coordinate closing dates with you. The Christopher Companies Sales and Marketing Department will mail you closing instructions once the date has been set. These instructions will include directions to Champion Title & Settlements, Inc. (If you choose to use our preferred Title Company).

2. Phone numbers for your new utilities will also be included at this time. It is your responsibility to call these utility companies to transfer utilities into your name once a settlement date has been determined.


Customer Service:

1. Before closing you will be given a warranty book that includes a phone number to call in the unlikely event of an emergency. Our Corporate Customer Service phone number is 703-352-5950. You will have the opportunity to have The Christopher Companies come back and review your new home for possible defects after 60 days and at the end of one year.
